Terms of Sale
1. Buyer(s) will sign an offer to purchase and related sales disclosures and make a $2,500USD deposit (non-refundable) due immediately (24 Hours MAX) after auction closed. We will accept Wire Transfer or Cashier's Check for the deposit only!! The Deposit is deducted from the winning amount.
2. The balance due within 7 days after end of the auction.
3. This home will be sold in AS-IS condition with any and all faults. No warranties or guaranties are given.
4. Seller will use a Licensed Title Company to Prepare a Warranty Deed the will transfer this said Property to From the Seller to the Buyer! Buyer will get a copy of the Deed within one months. The original deed will be sent for recording, and Buyer will expect the original Warranty deed from recorder's office in 2 months.
5. Sellers will provide clear title and will pay the property taxes in full through the date of sale.
6. You will get the title free and clear. All tax are current and there are NO BACK TAX OWED!!!
7. Buyer is responsible for processing fee of $850. This fee doesn't include Title insurance nor title company's closing cost.
